Buy and hold strategies - Individual Condo Units
We purchase, strata title and refurbish properties that make excellent investments. Typically, these investments offer rental pools and a complete management package enabling the investor to deal at arms length with management issues. Return on Equity generally exceeds 10% and cash required generally begins at about $50,000.
Buy and Hold strategies - Multi Family properties (This is the strategy of choice in our current market)
We joint venture with investors purchasing buildings of 25 suites or more. These properties are cleaned up, fixed up and their management tuned up to maximize profits. Return on Equity is in the 15-20% range and investments required range from $1,000,000 and up.
We joint venture with an investor to purchase a Multi Family property that is suitable for Condo Conversion. Following completion of that conversion, the units are sold either to investors looking for individual rental units or to owner-occupants, depending on what the building is best suited for. Return on Investment can run as high as 60% and required investment dollars ranges between $250,000 and $1,000,000 or more depending on the specific property.
